Up and coming Marbella

Marbella 2010 January 5 – Once again Marbella prepares itself to receive the 3 Kings. On Wednesday the 6th the Town is on holiday; thus commences a new cycle as businesses will reopen and foreign residents start returning from their home countries after their Christmas holiday.

This year however there is an even more important issue which foreigners and locals await with great expectation, the final approval of the PGOU in February. The first Urban Plan (PGOU) for Marbella in two decades will come into force in February.

What could this mean, a return of confidence to the property market? The council has been meeting the first investors who are interested in carrying out projects in the town once the new Urban Plan is in force; an office is being opened to advise and assess entrepreneurs who want to open important businesses in Marbella. The Town Planning department has also been visited by the first property developers who are prepared to meet the financial cost of making their properties legal. It will be a new road, with a fresh Urban Plan, which will begin to be travelled in Marbella after February.

There are also other significant initiatives from local government programmes to improve housing thus helping to create jobs; the regional government will spend one million Euros on helping to modernise homes in 2010.

We have also visited the planning offices in Marbella and have discussed with the Main Planning Architect Mr. Luis Mediano the position of several developments and his response has been very encouraging.

The purge in the local property market has served to stabilise prices; distinguish between the wheat and the chaff in the sense that potential purchasers now are mostly end users whom would give depth to the market and potentially a more sustainable growth.
